Accessing the building and garages
At closing, the previous owner should leave you the following: Two large gold keys to unlock the building doors, any keys to the unit, at least one key to the mailbox, a key to the garage, an emergency release key to the garage door, garage door openers, and a code to your garage door keypad (if applicable).
Owners may have also left behind blue or black key fobs for the doors. These will be deactivated after closing. Management will collect old key fobs and issue new fobs for each legal resident of the unit. The gold door keys are limited to two per unit and should only be used as backup. Fees may apply for replacement fobs or keys.
Owners are able to re-key units and garages as they see fit. The Association does not maintain keys to individual units or garages.
If any keys are missing, we recommend working with your Realtor to contact the previous owners. Additional mailbox box keys may be obtained by contacting the post office at 515-270-9043.
Residents may also have their names placed in our door entry system. The system can call any local number to buzz in guests. To get added, please
contact our management company. (Helpful tip: If you do not have a local number, you can sign up for a free Google Voice number and forward it to your existing number.)
Contacting the board or management
King's Pointe employs a professional management company to handle most of our day-to-day operations. If you have questions or need assistance, Jeff Westendorf at

Our
Board of Directors manage the direction and finances of our community. The Board is made up of five owners elected by owners. It holds meetings at 6 p.m. on the third Wednesday of each month. Check out

Setting up utilities and services
- Electric and gas: MidAmerican Energy is our utility provider. You can set up service at MidAmericanEnergy.com or by calling 1-888-427-5632. A deposit may be required.
- Water and sewer: Water service is billed to each unit and provided by West Des Moines Waterworks. Set up service at wdmww.com or by calling 515-222-3460. A deposit may be required.
- TV:
- Mediacom is our cable provider. Visit MediacomCable.com or call 1-800-332-0245 for details.
- DirectTV satellite is available through shared dishes on each building that utilize the existing cable lines in each unit. Contact ICS Advanced Technologies to set up at 515-268-4050. Owners are not permitted to install individual satellite dishes or utilize other satellite providers.
- Internet:

- Household garbage and recycling service is provided by the Association through community dumpsters. Individual collection does not need to be set-up. Large items or construction debris must be disposed of privately.
- Shredding service is available through secure drop boxes inside the doors of each building.
King's Pointe collects dues on a monthly basis, with payment due at the first of the month. Payments received after the 10th of the month are considered late and subject to a $50 late fee.
In 2026, our monthly dues are $547. This includes $219 of monthly operating dues and a $328 reserve fund contribution. Ongoing capital depreciation is approximately $200 per unit per month, which leaves $128 reserve contribution for past unfunded capital depreciation. King's Pointe also offers free, automated payments via ACH. Monthly ACH payments will be processed on the 15th of the month. To sign up, complete the
ACH authorization form and return it to West Property Management.
Unit occupancy and rental restrictions
King's Pointe welcomes all owners and does not discriminate against any person on the basis of disability, color, race, religion, familial status, sex, national origin, sexual orientation or gender identity.
Units may not be used for any purpose other than a private residence. Occupancy is limited to legal owners, immediate family members or tenants of legally rented units. Units shall not be occupied by more than one family and the maximum number of occupants shall comply with West Des Moines ordinances.
Unrelated roommates, renting only a portion of a unit or subletting are not allowed.
Trash and recycling services
The Association provides trash and recycling services through community dumpsters located in enclosures between the garage buildings in each parking area.
Household garbage should be bagged and placed inside the larger dumpster. Appliances, hazardous waste, furniture, construction debris and bulky objects need to be disposed of at an owners' expense.
Recycling should be placed loose inside the smaller dumpsters. Do not place your recyclables inside a plastic bag. Accepted materials include paper, plastics with twist-off lids, aluminum and tin cans, and glass bottles and jars. Please break down all boxes to maximize available space.
These items frequently turn up in recycling dumpsters but should be disposed with trash: Soiled pizza boxes, plastic bags, berry containers, aluminum foil, Styrofoam, disposable food/drink containers, bubble wrap and packaging material.

Metro Waste Authority for more details on what's accepted in our recycling program or for locations to haul large or hazardous waste.
Yes! Owners may have one pet (dog or cat) per unit. Non-owner residents are not allowed pets. Our declarations specifically prohibit birds, reptiles, rodents, hamsters, gerbils or mammals of any kind. Pets are limited to 30 lbs.
West Des Moines city code requires that all pets be vaccinated from rabies and
obtain an annual license. Owners are required to register all dogs with the association and provide a DNA sample for use with our
PooPrints program.
Owners that fail to follow the requirements of our
Rules & Regulations may be subject to fine. Repeated violations will result in the Association requiring that the pet be removed from property.
King's Pointe does not assign parking spaces or require permits. Based on
West Des Moines City Code, we allocate two parking spaces for two-bedroom units and three spaces for three-bedroom units. The unit's garage is counted toward those spaces.
There are not designated parking spaces for visitors. Guests may park in any spot but are asked to be courteous to owners. Owners are responsible for ensuring guests follow the Rules & Regulations.
Inoperable vehicles, vehicles not currently licensed or prolonged parking of a vehicle is prohibited. Commercial vehicles, trucks, motor homes, boats and other commercial or recreational vehicles are prohibited.
Owners are also asked to avoid turnaround points during winter snow storms and move cars the following day to allow for proper snow removal. A property map and more details are available on

When do I need Association approval to make changes to the unit?
Any change to balconies/patios, load-bearing walls or to the outside siding, roofs, doors, windows, etc. requires board approval.
All changes inside your unit including flooring, fixtures, painting, light fixtures, plumbing fixtures, appliances, HVAC, etc. may be done without board approval as long as you dispose of construction debris off property and not in the community dumpsters.
Our Declaration does require that any window coverings appear white from the outside.
All of the ground surrounding ground-floor patios is considered Association property. Owners may not plant flowers, place decorations or otherwise modify this space without approval. Structures supporting balconies are also Association property. Placing hooks, screws, nails or otherwise permanently modifying the structures is prohibited without approval.
Decorations for holidays and special events
Decorations are allowed on patios and balconies, provided that items are not attached to the exterior siding and are displayed without causing a permanent modification to the building or patio/balcony structures.
Decorations are allowed on unit doors, provided no permanent marks (fixtures or holes, etc.) are made to the doors.
Holiday decorations may be displayed up to four weeks prior to the holiday and must be removed within two weeks following that date. Special occasion decorations (i.e. balloons, welcome home or new baby signs) may be displayed for 48 hours.
Other than one "for sale" sign for marketing purposes, no other signs can be visible from the outside of a unit.
